En el último trimestre de 2025 la demanda de oficinas en Madrid se concentra de forma marcada en el CBD y en el Centro, que juntos absorben el 54 % de la superficie contratada: el CBD aporta el 30 % del total (≈44 000 m²) y el 25 % de las operaciones, mientras que el Centro captura el 29 % de los metros y el 23 % de los contratos; ambas áreas presentan disponibilidad extremadamente limitada (2,40 % en el CBD y 4,89 % en el Centro), lo que empuja a los arrendatarios hacia zonas menos saturadas.

La zona descentralizada representa el 25 % de la superficie y el 29 % de los deals, con una disponibilidad del 12,53 % y una renta media de 17,00 €/m²/mes, impulsada por el auge de proyectos como Parque Norte en Arturo Soria. La periferia, aunque menos demandada, absorbe el 16 % de los metros (≈23 000 m²) y el 22 % de las operaciones, ofreciendo la mayor disponibilidad (13,57 %) y rentas más competitivas (~11,81 €/m²/mes), especialmente en Pozuelo de Alarcón y Alcobendas. Por lo tanto, el mercado muestra una fuerte presión sobre los espacios premium del centro, mientras que las áreas descentralizadas y periféricas se convierten en el principal foco de expansión para la inversión de oficina en 2026.
